Painting a Deck Is Different From Painting a Wall
A deck is the hardest-working surface on a house. It sits flat so water pools on it, it takes full sun and rain, and people walk on it all year. In the Marietta area that means a long humid season that feeds mildew, heavy summer thunderstorms and freeze-thaw mornings in winter, all of which wear down a coating faster than on a wall. Miguel Painting prepares and paints wood decks, porches and railings so the boards are protected and the outdoor space looks cared for again.
Most decks in this area are built from pressure-treated southern yellow pine, which is sold wet and is meant to dry and weather before it gets a coating. Boards that are gray, split or fuzzy on top need a different prep from boards that are fairly new. A new deck may only need cleaning and a short drying period. An old deck with a failing coating needs the old finish scraped or sanded back, bare spots primed, and loose boards looked at before any paint goes on.
Paint forms a film on top of the wood, so how well the deck was cleaned and dried decides how long that film lasts. We clean the surface, let it dry, prime where it is needed and apply coats made for horizontal surfaces and foot traffic. Railings, balusters and steps get the same attention, since they are the first parts people touch and see.

Signs Your Deck Needs a New Coating
A deck tells you when its finish has failed. These are the signs to watch.
- Paint or finish peeling in sheets, especially where water sits or the sun hits hardest
- Boards that have turned gray, rough or splintery
- Dark green or black mildew in the gaps and on shaded boards
- Water that soaks into the boards instead of beading on the surface
- Railings and balusters with chipped paint and bare wood showing
- A deck that is structurally fine but visually tired before a party or sale
How We Prepare and Paint a Deck
- Check the deck and talk through the goal
Miguel walks the deck, checks board condition, the old finish, railings and steps, and asks how you use the space. Any boards that are loose or soft are noted so they are dealt with before painting.
- Clean and let it dry
The deck is washed to remove dirt, mildew and loose finish. Pressure is kept low enough not to raise the grain, and the boards are then given time to dry fully, which takes longer in humid weather.
- Strip and sand where needed
Peeling and failed coating is scraped or sanded back to a firm edge. Rough boards and railing tops are sanded smooth.
- Prime bare wood
Bare or patched areas get a primer made for exterior wood so the topcoat bonds and the wood does not drink the paint unevenly.
- Coat the boards and railings
Coats are applied to boards, railings and steps in the right order, working so we are never walking on wet paint, with care to work the coating into the gaps between boards.
- Cure and walk-through
We tell you how long to wait before putting furniture back and before heavy foot traffic, then do a final check and clean up.
What Affects the Price of Deck Painting
Deck quotes are based on size, condition and railings. These are the main factors.
Deck size and shape
Square footage of boards plus the length of railing and number of steps set the base labor.
Condition of the old finish
A deck that only needs cleaning takes far less time than one with heavy peeling that must be stripped back.
Railings and balusters
Many small balusters take much longer to paint than open boards, so rail design matters to the quote.
Board condition
Splits and loose or soft boards need attention first, and Deck Repair can be quoted alongside the painting.
Coating and drying time
The coating chosen, the number of coats and weather delays all affect how long the job takes and how it is priced.

Deck Painting FAQs
How long should a new pressure-treated deck dry before it is painted?
New pressure-treated lumber is usually wet from treatment and needs time to dry before it holds a coating well, often weeks to months depending on weather. We look at the boards and test them rather than guessing.
Should I paint my deck or stain it?
Paint forms a film on top and covers worn, mismatched boards well, while a stain soaks in and shows the wood grain. The right choice depends on the age and condition of your boards, and we talk through it at the walk-through.
How long does deck paint last in Georgia?
It depends on sun exposure, how well the deck was prepared and how much foot traffic it sees. Well-prepped decks can last several years before needing a refresh, while decks that took coatings over mildew and loose finish fail much sooner.
Can you fix a few bad boards before painting?
Yes. Loose, split and soft boards can be replaced or secured first, and we quote that along with the painting. See our Deck Repair page for what that involves.
When can I use the deck after painting?
Light foot traffic is usually fine after a day or two once the coating is dry to the touch, but furniture and heavy use should wait until it has cured. We give you timing for your specific coating.
